Berlin PropTech vivanta raises €2.5M seed funding

Berlin-based PropTech startup vivanta has closed a €2.5 million seed funding round led by a Hamburg family office specializing in mezzanine financing and real estate development, according to a company press release. The investment will support the young company's mission to modernize Germany's property management sector.
vivanta is building what it calls the next generation of property management. Imagine an industry where most processes still rely on paper, scattered systems, and manual workflows. That's the reality for millions of property owners, tenant councils, and renters across Germany. vivanta's approach combines automation technology with personal service to transform this outdated landscape.
"Our goal is to make housing simple again for owners, councils, and tenants," says founder Katharina John. The startup uses automated workflows, centralized data structures, and transparent communication channels to replace the fragmented, reactive approach that dominates traditional property management.
The numbers tell an impressive growth story. Less than one year after founding, vivanta already manages over 1,500 units across Berlin, Munich, Hamburg, Frankfurt, and the Rhine-Ruhr region. This organic growth came without external funding until now. The company serves both condominium associations and rental properties, working with more than 300 service providers.
Co-founder Florentin Braunewell explains their philosophy: "We've spent the past twelve months analyzing where property management fails in practice. Many solutions optimize individual steps but leave fundamental problems untouched. For us, automation isn't an end in itself. It creates time for care, quality, and reliability."
The lead investor sees vivanta's dual strength as key: "The team solves a central problem in real estate operations. Management must be reliable, transparent, and operationally strong, not just digital. vivanta combines technological scalability with genuine process and real estate expertise."
The fresh capital will fuel platform development, team expansion, and geographic growth. vivanta is also exploring strategic acquisitions, particularly succession scenarios where existing management companies align with its quality and service philosophy.
